About Eugene Commercial Real Estate

Local Experience. Practical Commercial Real Estate Guidance.

Eugene Commercial Real Estate is an independent commercial brokerage serving buyers, sellers, tenants, landlords, and investors throughout Oregon.

Based in Eugene, our primary focus is commercial and industrial real estate throughout Eugene, Springfield, and Lane County. We also assist clients with selected transactions in Bend, Redmond, and other Oregon markets.

Principal brokers John Erving and Brent McLean, CCIM, bring more than 50 years of combined commercial real estate experience. Their backgrounds in brokerage, business ownership, construction, permitting, investment property, leasing, and 1031 exchanges allow them to evaluate both the financial details of a transaction and the practical realities of using, improving, or operating a property.

John Erving | Principal Broker

John Erving has 19 years of commercial real estate experience representing buyers, sellers, tenants, landlords, and investors.

His experience includes the sale and leasing of industrial, office, retail, multifamily, income-producing, and development properties. He also assists investors with property acquisitions, dispositions, due diligence, and the real estate components of 1031 exchange transactions.

Before entering commercial real estate, John built a career in sales, marketing, and business operations. After graduating from the University of Oregon in 1992, he worked with Coca-Cola before returning to Eugene and becoming an owner and operator of an 11-unit Burger King franchise. As chief operating officer, he oversaw nearly 400 employees and gained firsthand experience with the operational, financial, and real estate decisions involved in running a business.

That background helps John understand commercial property from the client’s perspective. A building is not simply a financial asset or a collection of square feet. It must support the client’s business, investment strategy, timeline, and long-term goals.

John began working in commercial real estate in 2007 and became a partner in Eugene Commercial Real Estate at the end of 2021.

His past and present community involvement includes Volunteers in Medicine, The Relief Nursery, Angel Hair Foundation, the Eugene Executives Association, and Kidsports.

Brent McLean | Principal Broker – CCIM

Brent McLean brings approximately three decades of commercial real estate experience, supported by an extensive background in commercial and industrial construction.

Before focusing on brokerage and investment real estate, Brent built and managed commercial and industrial construction projects throughout Oregon through McLean Masonry & Construction, Inc. That experience gives him a practical understanding of building systems, development requirements, construction costs, site limitations, and the work required to adapt a property for a new use.

Brent has also worked directly with the City of Eugene, City of Springfield, and Lane County on permitting for commercial and industrial projects. His experience can be particularly valuable when a buyer or tenant needs to determine whether a property can accommodate an intended use, expansion, renovation, or new development.

His brokerage work includes commercial and industrial sales, leasing, investment property, development land, and 1031 exchanges. Brent also assists clients with improvement exchanges, reverse exchanges, and reverse-improvement exchanges, coordinating the real estate and property-development components alongside the client’s qualified intermediary, tax advisers, attorneys, lenders, and contractors.

Brent holds the Certified Commercial Investment Member designation. The CCIM designation reflects advanced training in commercial investment analysis, market analysis, negotiation, and transaction strategy.

Two Perspectives. One Practical Approach.

John and Brent bring complementary experience to every transaction.

John’s background in business ownership, operations, sales, and brokerage helps clients evaluate how a property fits their operational and financial goals. Brent’s background in construction, permitting, investment analysis, and development helps identify practical issues that may affect the property’s use, cost, or long-term potential.

Together, they help clients consider questions that extend beyond the asking price or rental rate:

  • Can the property legally support the intended use?
  • What improvements or permits may be required?
  • Are the property’s income and expenses reliable?
  • How could lease terms affect occupancy costs?
  • What issues should be investigated during due diligence?
  • Does the transaction support the client’s long-term objectives?

Clients work directly with experienced principal brokers throughout the process.
